Choosing the Right Flat Roofing Material

When a flat roof needs replacing, homeowners are often told there is one obvious answer. In practice, the right material depends on the size of the roof, how it is used, what budget is available and what is already there. EPDM Rubber - the Long-Term Option

EPDM (ethylene propylene diene monomer) is a synthetic rubber membrane supplied in large sheets. It is the system that has largely replaced traditional felt as the preferred choice for new flat roof installations on residential properties.

Why it works well:

• EPDM is extremely resistant to UV degradation. Where felt can crack and blister after years of sun exposure, EPDM stays flexible and intact.
• The material handles temperature movement well. It expands and contracts without splitting at seams, which is one of the main failure points in older systems.
• A properly installed EPDM roof can remain watertight for twenty years or more. Manufacturer material guarantees on EPDM products often extend to fifteen or twenty years on the membrane itself.
• There is very little maintenance required once it is down. An annual visual check and clearing of outlets is normally all that is needed.
• EPDM is available in large sheets, which reduces the number of seams. Fewer seams mean fewer potential weak points.

The honest drawbacks:

• EPDM costs more to supply and install than traditional felt. On a small garage roof the difference may be a few hundred pounds; on a larger extension it is more significant.
• Repairs to EPDM require specific adhesive tapes or patches designed for the material. A roofer who is not familiar with it can create a repair that fails quickly.
• The black finish can absorb heat and look stark. On some properties, particularly where the roof is visible from above or from a neighbouring building, this is a consideration.

Mineral Felt - the Cost-Effective Choice

Three-layer mineral felt (torch-on or cold-applied) has been used on flat roofs for decades. It remains a practical option in the right circumstances.

Where it makes sense:

• Felt is less expensive to supply than EPDM, which makes it a reasonable choice where budget is genuinely tight or the roof is on a structure of limited long-term value.
• A good three-layer felt system, correctly installed with the right falls and flashings, has a realistic working life of ten to fifteen years.
• Felt repairs are straightforward and any competent roofer can carry them out using matching material.

The honest drawbacks:

• The working life is shorter than EPDM. Over the course of twenty years, you will likely replace a felt roof once and carry out interim repairs, which can make the total cost higher than EPDM over the same period.
• Felt is more susceptible to UV degradation. In a south-facing location with high sun exposure, the surface layer can blister and crack within a few years if a quality product and correct specification are not used.
• Torch-on felt installation involves a naked flame, which requires careful working practice on or near timber structures.
• Repeated patching of an old felt roof rarely delivers a lasting result. Once widespread cracking appears, full replacement is almost always more cost-effective than continued repair.

What About the Deck?

Whichever membrane you choose, the substrate it sits on matters just as much. Flat roofs typically use either plywood or OSB (oriented strand board) decking over timber joists. If the existing deck has been wet for any length of time, it will be soft and may have lost its structural integrity. No membrane - however good - will last its full life on a rotten deck.

A proper survey before any work starts should include checking the condition of the deck, not just the surface. If the deck needs replacing, that cost should be included in any quote you receive. Be cautious of a quote that does not mention the deck at all.

Falls, Drainage and Upstands

The choice of membrane is only part of the picture. A flat roof must have a sufficient fall to drain rainwater to an outlet or gutter. The minimum recommended fall is 1:80, though steeper is better. A roof laid too flat will pond water, which shortens the life of any system and puts load on the structure.

Upstands - where the membrane turns up against a wall or parapet - and the flashings that cover them are the other critical detail. Lead is the traditional material for flashings and remains an excellent choice. Aluminium or code-lead alternatives are also used. Whatever the material, the flashing must be properly dressed into the wall and sealed. A failed flashing is responsible for a large proportion of flat roof leaks that are wrongly blamed on the membrane itself.

Which System Should You Choose?

For most extensions and garage roofs where the homeowner wants a long-term, low-maintenance result, EPDM is the stronger choice. For outbuildings where budget is the priority and a ten to fifteen year life is acceptable, a good felt system is a reasonable option. In either case, the quality of the installation matters more than the material specification alone.
